Hello and welcome to Valley Vista, our little piece of magic in the mountains! We're so glad you decided to stay here, and we hope you enjoy your stay as much as we love our home!

This guide provides information about the house and the area to help you enjoy your stay. You should find everything that you need, but if you have any questions that aren't covered here, please message us and let us know how we can help. You can expect speedy responses to in-app messages (unless it's a time that people are usually sleeping, because we are only human, not vampires 🧛).

We are happy to share our special getaway with you and truly hope you enjoy it as much as we do! We want you to have a 5 star experience, and would very much appreciate a 5 star review after your stay. House Guidelines

🔑 Checking In

  • Check-in is at 4 PM on the day of your arrival.
  • All vehicles in your party should have AWD if there is a risk of inclement or cold weather during your stay. We live on a gorgeous, steep mountain road, and have a steep grade on part of the driveway.
  • 👣 Please take your shoes off indoors! There are boot trays underneath the benches flanking the doorway. Please take your shoes off and put them on a tray.
  • Please keep your skis/snowboards outside under the overhang on the front porch.

🚪 Checking Out

  • Check-out is at 10 AM on the day of your departure.
    • Running late? Please let us know so we can give our cleaning crew a heads up. We can usually offer a 15–20 minute grace period before they absolutely need to start turning over the house.
  • No need to strip the beds (except for the crib sheet if used) or start a load; just leave the beds as is, and leave towels on the bathroom or laundry room floor.
  • Please take out the trash and ensure you take everything you brought with you (including food!).
    • All trash must be placed in the receptacles in the garage — we don't want you to have an up-close encounter with our neighboring bears!
    • All food and personal items should be removed from the house during check-out.

🤫 Quiet Hours & Policies

  • Please observe quiet hours from 9 PM – 7 AM. This mountain escape is in a quiet residential neighborhood. We have wonderful, kind neighbors who are welcoming of conscientious renters, so please honor quiet hours.
  • The town of Bartlett has a strict noise ordinance. Any complaints or violations may result in fines and cancellation of the remainder of your reservation without refunds.

🎉 Parties & Smoking

  • No parties or events are permitted on the property.
  • No smoking (of any substance) is permitted on the property, indoors or outdoors.
  • Enjoy an adult beverage while watching the sunset on the deck or next to the hot tub. Please take care not to leave any cans, bottles, or refuse outdoors — throw away all items in trash bags in the garage bins.
  • The grill is available at your own risk. Please clean it after use and put the cover back on once cooled.

🐾 Pets & Guests

  • We adore cats and dogs alike, but furry creatures are not permitted in the home — we want to ensure that guests who have allergies can continue to enjoy it!
  • No guests who haven't been included on the reservation are permitted to visit or stay at the property.

👶 Little Guests

We've got baby gates at the top and bottom of the stairs and a crib in the Mountain Room. Please use these at your and your party's own risk.

We've got a lovely propane firepit in the backyard that you are welcome to use, with spare propane tanks in the garage. Please don't move the firepit, and exercise caution and common sense. Use of the firepit is at your and your party's own risk.

To turn on:

  1. Open the propane tank nozzle located inside the firepit
  2. Hold the starter button until you hear a click
  3. While continuing to hold the starter button, turn the firepit to low until it ignites
  4. Release the starter button

To shut off:

  1. Turn the firepit off
  2. Tighten the propane nozzle until it's shut tight

If you run out of propane, let us know and we'll happily reimburse you for a tank exchange — many locations in North Conway (including Lowe's and Home Depot) do tank exchanges.

EV Charging

On the right side of the garage, we have a NEMA 14-50 outlet for Level 2 charging. Let us know if you need to borrow a mobile connector — we've got a Tesla cord and a Lectron cord.

💡 Stuff Happens

Shtuff happens — we get it! If anything goes awry during your stay (like a glass breaking during a strenuous game of Charades), please let us know so that we can replace it and ensure that the house is fully stocked for our next visitors.

Please respect our home, so we can keep sharing it. We love being able to share this mountain retreat with you and future guests. If we find that rules are broken, a minimum cleaning fee of $500 may be charged (e.g. smoking, pets), and in serious cases, remaining nights may be canceled without refund. Noise violations may also result in town fines. Thank you for treating our home with care — we're grateful for your help in keeping it a wonderful place for everyone.

Getting Here & Parking

📍 Directions

Google Maps is usually reliable at getting you straight to the home; other mapping applications may be slightly off. The home is a few houses up from the "Private Road" sign, and has a reflective "160" house number affixed on a tree.

Note: "Intervale" and "Glen" are both part of Bartlett — you may see either of those come up as the town name in other mapping software.

  • Space for 4 vehicles in the driveway, depending on snowfall. Feel free to park one in the garage.
  • There is no street parking for any amount of time.
  • If snow is expected, please keep the spots on the right side of the driveway & house clear so that our plow driver can push snow.

🔐 Access

There is a keypad lock on the front door and we will send you the code to enter the house shortly before your stay.

During Your Stay

Please be aware that there are wildlife and other critters in the area, including bears. They have never caused any issues with guests. Please take care not to leave food/trash outside, and never attempt to approach or feed wildlife.
In case of a medical, fire, or other safety emergency, please immediately call 911.

🍳 Kitchen

  • We provide all the basic utensils you need to cook your own meals: pots, pans, cooking oil, spices — explore and you should find what you need!
  • There is a coffee pot and coffee filters if you want to bring/buy your own coffee. We also have some fresh coffee in the jar on the counter.
  • Groceries: Grant's Shop N Save is a 5 minute drive away. Hannafords, Walmart, and Shaw's are all within a 15–20 minute drive. These supermarkets also sell beer and wine (we have a corkscrew and bottle opener in the kitchen).
  • There is a NH State Liquor & Wine Outlet 5 minutes away at 65 US-302, Glen, NH 03838.
  • Vista Bev & Market at the bottom of Hurricane Mountain Rd is great for snacks, beer, and wine.

🗑️ Trash & Recycling

All trash & recycling must be placed in trash bags! Our trash service (pickup every Monday) will refuse the entire pickup if any items are out of bags.
  • Recycling → trash bags in the leftmost bin
  • Trash → trash bags in any of the other bins
  • Please break down and fold any cardboard, and put it next to the bins
  • If bins are full, place remaining bags next to the bins
  • No need to move bins out — our trash service grabs from the garage

🚿 Shower Valves

Some bathrooms have mechanisms that require you to pull the handle towards you to start the water. Turning the handle changes the temperature, pulling it out turns on the shower, and pushing it back in shuts it off.

  • Feel free to use the propane grill on the deck. If it runs out of propane, find additional tanks in the garage.
  • Please do not move the grill from its location on the deck.
  • Grilling utensils are in the drawer to the left of the kitchen sink.
  • A fire extinguisher is located under the kitchen sink and on the wall to the left of the fridge — please locate it before you start grilling!
  • After grilling, ensure burners are off, propane tank is shut off, and grill grates are scrubbed. Once cool, cover it back up.

🚽 Septic

This house has its own septic tank. Please only flush toilet paper down the toilet. Wipes, feminine products, etc. should be put in the waste baskets.

📺 TV & Streaming

You can log into your streaming account(s) via the 70" Fire TV in the living room. Just remember to log out before you go!

👕 Laundry

  • Full-sized washer and dryer available. Please don't overload either machine — stuffing in bulky items can lead to overflow and flooding.
  • Laundry detergent is provided on the shelf above the washer.
  • Please leave the washer door open after use to prevent mold and mildew.

The home is equipped with central air and heat. The thermostat is downstairs, across from the front door. It is configured to use a temperature sensor upstairs, outside of the Bear Room door.

Upstairs, you may spot some register boosters which help to boost airflow. If you'd like to turn these off, hold the "Mode" button until the screen turns off — please turn them back on before you leave.

There is also a gas stove fireplace in the living room that throws off lovely heat.

💡 Patio Lights

When walking out through the back door of the garage, you'll see the lights plugged into an outlet on your left. Press the power button to turn on the lights, and be sure to turn them off when you're done!

  • Towels: Hot tub towels and downstairs bedroom towels are in the downstairs bathroom closet. Upstairs bedroom towels are below the sink in each ensuite bathroom.
  • Hairdryer: Located in each upstairs bedroom.
  • Privacy door keys: If somebody accidentally locks from the inside, there are generic privacy lock keys in the drawer directly across from the fridge.
  • Shampoo, conditioner, and body wash: Provided in each shower.
  • Makeup remover wipes & Q-tips: Provided in each full bathroom. Please use the makeup remover wipes instead of the towels for removing makeup.
  • Toilet paper: Extra rolls under the sink in each bathroom.
  • Paper towels: Extra rolls in the pantry closet next to the half bathroom.
  • Trash bags, cleaning supplies, dishwasher detergent: Under the kitchen sink.
  • First-aid kit: In the pantry closet next to the half bathroom.
  • Fire extinguisher: Under the kitchen sink.
  • Flashlights: In the pantry closet next to the half bathroom.
  • Board games, puzzles, and cards: On the shelves next to the couch. Feel free to use them — we appreciate you leaving them as you found them.
  • The three hall closets on the first floor are locked storage. The double door closet is for guest use (coats).

We very rarely lose power at Valley Vista, and when we have, it's only been because of some dramatic storm resulting in widespread outage. In most cases, power has been restored within a few hours.

If it's chilly, cozy up with blankets (spares in each upstairs bedroom closet and the downstairs coat closet) and crank the fireplace — it has a battery backup so it works even without power. There's also a basket with lanterns and flashlights in the downstairs coat closet.

Please don't hesitate to contact us. Our electric company usually sends us ETA updates for power restoration which we can share with you.

📷 Security Cameras

There are no cameras or recording devices inside the home. Outside, there are two cameras: one video doorbell and one floodlight camera above the garage door.

Hot Tub

We love relaxing in our hot tub and hope you enjoy it too — nothing like a good soak after a hard day on the slopes! Hot tub towels are on top of the washer & dryer, and the under-deck lights switch is on your right when facing the back door to the garage.

⚠️ Before You Use the Hot Tub

  • Contact us immediately if something seems off with the water or how the tub is operating. The tub is professionally cleaned and serviced before every single stay.
  • Consult a physician before use if anyone has heart disease, blood pressure issues, circulatory problems, diabetes, or is taking medications.
  • Anyone who is pregnant should not enter the tub.
  • Anyone with an open cut, scrape, sore, or infectious disease is not permitted.
  • Anyone who has consumed medications, alcohol, or drugs must not enter.
  • Do not use immediately following strenuous exercise.
  • No children or animals allowed in the hot tub.

🧼 Prep Before Soaking

  • Shower off first! Oils from makeup, sunscreen, lotions, deodorants, etc. wreak havoc on the chemical balance — they cause clouding and degrade the life of the hot tub.
  • Swimsuits should be rinsed in plain tap water to remove soap and detergent residue.

🛟 Safety & Rules

  • No electric appliances within 10 feet of the hot tub.
  • Wet surfaces can be slippery — exercise care entering and exiting.
  • No horseplay or roughhousing. Do not splash water out of the tub.
  • Temperature should not exceed 102°F. Max usage time at 102°F is 10 minutes.
  • Nothing should be placed on or rest against the hot tub cover — it will not support weight.
  • No food or drink in the hot tub. We've got a lovely bar right next to it for between-soak refreshments!
  • Max capacity: 7 people.
  • Don't pee or conduct any "grownup activities" in the tub. Just... be respectful.

🎛️ Operating Instructions

  1. To uncover: Undo the clips on the side near the step, fold back the first half, then lift toward lever arms — it should slide easily off to the back side of the tub.
  2. Lights: Push the sun symbol. Keep pushing to cycle through colors or turn off.
  3. Jets: Push the wind symbol. Keep pushing to cycle through speeds or turn off.
  4. Temperature: Use the up and down arrows on the control pad. Never exceed 102°F.
  5. When done: Shut off jets and lights, replace the cover (reverse of uncovering), and ensure clips are fastened.
Damage responsibility: If the hot tub requires additional servicing or repair due to a violation of any of these rules, all charges will be the responsibility of the individual who made the reservation.

Departure Checklist

We hope you enjoyed your stay and we hope to see you again! Just leave the home in good condition — we don't expect you to do our cleaners' jobs (they are fantastic!) but we do expect respectful care.

🛏️ Linens

  • Place all used towels on the bathroom floor.
  • No need to strip the sheets — except the crib if used (strip the sheet and hang it over the side).
  • If the twin trundle beds were used, please leave them pulled out so we know they were used.

🍽️ Food & Dishes

  • Put all dirty dishes in the dishwasher and start the dishwasher.
  • Anything that can't go in the dishwasher should be hand-washed and left to dry on a clean dish towel.
  • Dispose of or take away all food you brought, including anything tucked into the cabinets.

🗑️ Trash

Remove all trash and recycling and place in trash bags into the garage bins. Our weekly trash service will refuse the entire pickup if a single item is out of a bag.

🔒 Closing Up

  • Ensure the grill is shut off (including propane) and covered.
  • Ensure hot tub jets and lights are off, and the cover is securely fastened.
  • Ensure all windows and doors, including sliding doors, are locked.

A beautiful drive — especially during leaf-peeping season. Keep your eyes open for moose and black bears! Stop at the Ranger Station for parking passes and maps. Great turn-offs include Sabbaday Falls, Champney Falls, and Lower Falls.

Easy-moderate: 5.7-mile hiking and biking trail within Green Hills Preserve. Great views on top! (Steep, bumpy road — closed in winter.)

Cathedral Ledge & White Horse Ledge

Moderate: Well-known rock-climbing spots with several hiking options. Access via Bryce Path from Echo Lake, or drive up Cathedral Ledge Road.

⛰️ More Strenuous Hikes

  • Arethusa Falls & Frankenstein Trail — 4.2 miles round-trip past a gorgeous waterfall and to a great viewpoint.
  • Mount Kearsarge — 5.7 miles round-trip to a fire tower with 360° views of the valley. Wear bug spray!
  • Mount Chocorua — Take Champney Falls trail (6.6 mi) off the Kanc or Piper Trail (9 mi). 5–7 hours round-trip. 360° views from the treeless summit.
  • For a real challenge: New Hampshire has 48 4,000-footers, almost all easily accessible from here — including Mt. Washington and the Presidentials.
Many trailhead parking lots require a fee paid in cash, unless you purchase a long-term pass at the Ranger Station.
